Selling a Home With Solar

Selling a home with solar can be smooth or complicated depending on who owns the system. An owned system and a leased system create very different situations for a buyer.

How the three ownership types affect a sale

Owned solar (cash or paid-off loan)

The system is yours. It transfers with the property. The cleanest path — no third-party agreement to unwind, although the buyer benefits from whatever warranty is transferable.

Financed solar (active loan)

There may be a remaining balance. Depending on your loan, it may be paid off at closing or assumed by the buyer subject to the lender's terms. Review your loan agreement.

Leased solar / PPA

A third party owns the system. The lease may transfer to the buyer only if the buyer qualifies under the leasing company's criteria. Otherwise a buyout may be required. This is the most complex path.

Gather your paperwork early

A title company and buyer's agent will ask for the system's ownership and warranty documents. Having them ready smooths the sale; scrambling for them mid-escrow is the scenario you want to avoid.
